Anschaffungskosten

The purchase price plus incidental acquisition costs.

§255 HGB, §7 EStG

Anschaffungskosten are everything you paid to acquire the property and make it yours: the purchase price plus Grunderwerbsteuer, notary fees, land-register fees and a broker's commission you paid. They are not deducted in the year of purchase. The total is split between land (Grund und Boden) and building in the same proportion as the price, and only the building part is depreciated through AfA. Furniture or a fitted kitchen bought with the flat can be listed separately and follows its own rules. Financing costs such as loan fees and interest are not acquisition costs; they are deducted directly. The notarial contract, the Grunderwerbsteuer notice and the notary and land-register invoices are the documents to keep for the life of the property.
